Each residential section is owned under a long sublease, for a term of 80 years, which expires on 30 December 2083. The right of first refusal of a new sublease for a term of 80 years is set out in clause 13 of your sublease.

Such right is subject to and conditional upon the lessor of the Parawera development being able to secure a renewal of the headlease from the freehold owner.

If the sublease cannot be renewed, then the lessor is obliged to buy back any dwelling or other structure on the section and must pay the leasehold owner a sum that is essentially set as 85% of the improvements value of the property. The specifics are detailed in the valuation methodology set out in clause 8.2 of the sublease. 

The sublease also contains various covenants, which you as lessee owner, must observe and perform including the obligation to develop and build your section in accordance with the Resource Management Consents (see link below) and to pay the rent reserved under the sublease to the lessor. 

We recommend you obtain independent legal advice when buying a residential section to ensure you understand the legal obligations you will be assuming as sublease owner.

Parawera properties are designed to be class-leading whilst sympathetically fitting into their surroundings. This is why all Parawera properties are protected by covenants that are required to be followed in developing your slice of paradise, to ensure that your home fits in with the surrounding bush setting.

Purchase.

Purchase your dream section and instruct an architect or qualified designer.


Design Guidelines.

Ensure your designer or architect has read and understood the Design Guidelines that relate to Parawera. These can be downloaded here


Parawera Consultant Design Group (CDG).

If needed - get your architect or designer to make contact with members of the CDG to discuss what is required of your design.

Design Complete.

Once your design is complete, submit your design to the CDG. They meet monthly or as required to approve designs.

Approval

Once your design has been approved, lodge a building consent with the Taupo District Council (TDC) and await your building consent.

Start building.

Once consent is granted, start building your dream home.

 Please note the following:

  • You are not able to clear your section until your have submitted a complying landscape plan to the CDG. This is because a fundamental cornerstone of the Parawera Resource Consent is the retaining of its natural bush surroundings.

  • Any residents who clear their sections in breach of the resource consent will be required to re-instate the cleared vegetation prior to being allowed to build, or sell their property. It is important to comply the Resource Consent conditions at all times.
