Parawera Committee & Design Guidelines

 

A residents’ association known as Parawera Residents Society Incorporated has been established as an incorporated society and is registered with the incorporation number 1790727.

The Society is a not-for-profit entity whos principle objectives are to:

  1. Own, lease, control, and maintain the communal facilities owned by the Society and available for enjoyment by the residents;

  2. Maintain infrastructure within the development;

  3. Establish the design control committee which publishes design guidelines in respect of the construction of building and other structures within the development;

  4. Ensure compliance within the land covenants relating to the development and the rules of bylaws of the Society

 

All owners within the development are required to be members of the Society for so long as they own any lot within the development. The Society levies its members so that all lot owners pay a share of the Society’s operating expenses and costs of capital improvements. In addition, the Society may levy any member (to the exclusion of other members) for expenses incurred in respect of any maintenance, repair or renovation of any easement facility not owned by a third party.

The Society owns the sub-leasehold interest in lot 92 (community facilities) and the road comprised within lot 96. The common facilities situated on lot 92 include tennis courts and a swimming pool. The facilities are available for use by the residents.

 Design Guidelines

 

All residences (and other structures) built within the development must (among other things) comply with the design guidelines and be first approved by the design control committee which are referred to above.

This process is intended to ensure that all structures comply with the high-quality nature of the development, for the benefit of all owners. The process for seeking the consent of the design control committee (including the obligation to pay the costs incurred by the design committee in the approval process) is set out in the Society’s rules.
