Can I clear my section as soon as I own the leasehold interest to see what can be built?

No, this is not possible. You must seek approval from the CDG and your section will be cleared of any required vegetation as part of the building process.

Can I build whatever I like on the section?

No, guidelines must be followed and these are clearly laid out in the design guidelines and Resource Consent.

What happens at the end of the lease term on 30 December 2083?

At the end of the lease terms, the land owner has the option to extend the lease for a further term of 80 years, or alternatively they can choose to purchase all of the property at Parawera. They cannot “cherry pick” properties, so must either purchase all properties or no properties. If the land owner decided to purchase all properties then they would pay you a sum of 85% of the current “improvements” value of the property at this time.

Do I have a freehold title on the land?

No, you purchase a sub-leasehold title to the land. This title can then be mortgaged or re-sold on the open market.

Can I use the community facilities at any time?

Parawera has amazing community facilities. These can be used by all residents but are subject to the rules set by the Parawera Residents Committee. These rules may relate to hours of use, booking systems, etc.
